Summary
The Maintenance Technician plays a pivotal role in preserving the physical integrity of the property. The ideal candidate must be able to work well in a team environment, yet be a self- starter capable of working independently, under the instruction of the Community Manager. Daily duties include maintaining curb appeal, completing service requests, performing preventative maintenance, completing make-ready process, performing special projects, and always striving to ensure the property meets the quality maintenance standards set by TFG.
Essential Functions
- Serves the residents, visitors, and guests to the property in a service-oriented fashion, exhibits a professional appearance and attitude
- Inspects community continuously, recording and correcting deficiencies
- Ensures the completion of all service requests
- Analyzes supply and parts needs, and reports needs to the Community Manager; occasionally the Maintenance Technician may be assigned the responsibility for purchasing and maintaining an adequate yet appropriate quantity of supplies
- Performs monthly preventative maintenance, as scheduled by the Community Manager
- Completes make-ready process within set timelines
- Adheres to all safety standards and practices associated with maintenance operations, and is responsible for observing, reporting, and correcting safety deficiencies throughout the property and utilizing personal protective equipment
- Strives to perform maintenance duties in the most cost-effective manner
- Participates in the on-call rotation when assigned or necessary
- Prepares the property for inspections, special occasions, and other events
- Completes daily maintenance and upkeep of the property’s curb appeal, common areas and grounds, and cleaning (as assigned)
- Effectively communicates with stakeholders
- Other duties, as assigned
Knowledge, Skills & Abilities
- Knowledge and experience coupled with diagnostic and repair skills for several of the following trades: Appliance Repair, Carpentry, HVAC, Electrical, Flooring, Plumbing, Locksmithing, and Painting
- Able to perform the essential physical qualifications required in maintenance work
- Valid Driver’s License and clean driving record
- Access to dedicated and reliable transportation. Employee’s personal vehicle may be utilized (mileage will be reimbursed at current IRS rate)
- Able and willing to work flexible hours and participate in the on-call rotation
- Able to prioritize and schedule work assignments according to property needs while ensuring an outstanding level of customer service
- Select computer skills are needed (ordering/inventory, communicating, researching, etc.)
- Able to complete work orders in paper or electronic form (as assigned), make notes, follow-up and communicate with others
- Must be able to apply principles of logical thinking and troubleshooting using schematics and instructions to define problems, collect and disseminate pertinent date/documents, establish facts, draw valid conclusions, and initiate appropriate course of or action. Must effectively convey ideas, images, and goals to a diverse group of personalities.
Physical & Other Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
- Frequent: stand; walk; use of hands, reach with hands and arms, climb ladders, balance, kneel, crouch, crawl, lift and/or move more than 50 pounds
- Occasionally: sit; lift and/or move more than 70 pounds; push and/or pull using appliance dolly up to 200 pounds
- Ability to work long hours in inclement weather and emergency situations such as snow removal, excessive heat, storms, etc.
- Ability to read/write, verbally communicate, see objects and read labels and service requests, etc.
Education & Certification
- High School Diploma & Equivalent
- Specialized training (safety, EPA Refrigerant, other programs) may be preferred
The Location:
The maintenance position we are looking to fill is based in Cleveland, OH (flexible locations).
