Abington Arms Apartments

TFG’s extensive involvement in the business and political aspects of Affordable Housing has allowed us to successfully develop and operate over 60 Affordable, subsidized properties, containing over 10,000+ units, $500M+ in debt and $200M+ in equity.
Today, TFG continues to develop, own and manage Affordable Housing properties, providing our residents comfortable, stable and well maintained living options.

Ginger Ridge Apartments

In June, 1999, Ginger Ridge, a 469-unit property owned by its residents, through an Illinois non-member not-for-profit reached substantial completion of its $32,000,000 revitalization 3 months ahead of schedule and $1,000,000 under budget. The one bedrooms average 647 square feet, two bedrooms – 938 square feet and three bedrooms – 1,514 square feet.

Arbor Park Village

The Finch Group assumed the ownership and management of Longwood Apartments (“Longwood”), the predecessor apartment complex to Arbor Park, in January, 1999. Longwood was then a severely distressed 820-unit residential property, originally constructed during the urban renewal era in the mid-1950’s. The term “severely distressed” perhaps understates the reality. Longwood’s future in late 1998 was, at best, problematic and uncertain. The prevailing community and resident fear was that the property would be foreclosed upon, vacated, and demolished by the U.S. Department of Housing & Urban Development, leaving raw land in its place and a gaping hole in the middle of a major neighborhood redevelopment initiative.

Charlotte Harbortown Homes

Charlotte Harbortown Homes, a 553 unit development, was originally completed in 1974, financed by the New York State Urban Development Corporation (“UDC”), and supervised by the New York State Division of Housing and Community Renewal (“HCR”). It receives a HUD mortgage subsidy in the form of a Section 236 interest reduction payment (the “IRP Payments”) through December 30, 2015. The 553 unit mix is comprised of 157 studios, 297 one-bedroom units located in two high-rise buildings (both high-rise buildings are restricted to persons over the age of 55 and/or disabled), and 16 family townhouse buildings containing 35 one-bedroom, 36 two-bedroom, 22 three-bedroom, and 6 four-bedroom apartments.

Livingston Park

Livingston Park Apartments (the “Property”), located on a single 9.14 acre parcel of land in the Shaker Square neighborhood of Cleveland, Ohio, consists of 10 three-story buildings each containing 18 units, and 1 three-story building containing the 15 deluxe 2br/2ba units plus the management office. The Property benefited from some partial rehabilitation, in 2004/2005, funded through a combination of a HUD-insured first mortgage and Low Income Housing Tax Credit Equity.

Rockport Apartments

In September, 2010, prior to acquiring Hawks Landing, TFG presented the City of Cleveland its thorough analysis for the complete rehabilitation of Hawk’s Landing. Working with the City, the County, local officials and HUD among others, TFG obtained a $3.6M allocation of NSP-3 funds, a $5,490,000 HUD 221(d)(4) insured mortgage and $600,000 of City funding. With the funding in place TFG put together a comprehensive rehabilitation plan that included practically new everything.
